
Tony Ferrero
Chairman and Founder
Tony Ferrero is the Chairman & Founder at Clearwater Living & InSite Realty Advisors. In his career, he has been involved in the acquisition, development, marketing, and operations of over $6 billion in real estate portfolios nationwide. His accomplishments include the entitlement and development of over 4,000 multi-family and single-family homes in for-rent and for-sale product types, projects, and principal in over 50 senior housing communities.
In 1996, Mr. Ferrero transferred from MBK Commercial, the retail and regional mall division of Mitsui, into MBK Senior Living (MSL). As Senior Vice President, he was responsible for the company’s growth including existing property acquisitions, renovation, and new development. Within four years, MSL grew to include over 2,100 units in 14 properties and was later sold to Prudential. The portfolio has a current market value of approximately $800 million and is part of the Brookdale Senior Living portfolio.
In 2000, Ferrero joined Kisco Senior Living as Senior Vice President for the development of senior living communities as well as the creation of a new platform of 55+, active adult communities. The concept of creating high-quality, institutional-grade 55+ communities was an idea that Mr. Ferrero had as a costeffective alternative to independent living. The premise was to significantly reduce the services provided while maintaining the programmatic design of the communities. Within three years, the 55+ multi-family portfolio included approximately 750 units in four communities. The majority of the portfolio is currently owned by Clarion Partners with a 2015 market value of over $300 million.
Mr. Ferrero holds a Bachelor of Science degree in Business Administration with an emphasis in Finance, a Certificate of Real Property Development and Management, with additional studies in Political Science and Communications from the University of Southern California.


Danielle Morgan
Chief Executive Officer
Danielle Morgan serves as the Chief Executive Officer of Clearwater Living. Utilizing more than 25 years of experience in the senior living industry, Ms. Morgan is responsible for overseeing operations and expanding the company’s footprint of independent living, assisted living, and memory care communities throughout the Western United States.
Ms. Morgan has a proven track record in all aspects of senior living including operations, budget management, sales and marketing, and human resources. She is known for her strategic planning, enthusiastic leadership, skillfulness in community acquisitions, and her ability to increase the bottom line. Over the course of her career, Morgan has held numerous leadership roles. Most recently, she served as Chief Operations Officer for MBK Senior Living where she was responsible for day-to-day operations oversight for all of MBK’s 22 communities with a NOI budget totaling $40 million. In addition, she was a pivotal in promoting MBK’s company culture through strong relationships with customers, employees, and referral sources.
Prior to MBK Senior Living, Ms. Morgan served in various leadership roles for Sunrise Senior Living, Inc. As the Director of Operations, Southern California, Morgan managed a portfolio of communities with a revenue budget of $65 million. She supervised development of new facilities, implemented company policy and procedures, delivered high-quality services and customer service, and solid financial performance. Morgan also assisted the development team in producing and reviewing pro formas for future facility sites.
In addition to her company positions, Ms. Morgan takes an active role within senior housing industry associations. She is currently serving as treasurer for the Board of Directors for the California Assisted Living Association (CALA), and was recently named to the American Senior Housing Association (ASHA) board. Ms. Morgan earned a Bachelor’s degree in Long Term Health Care from Ohio University, and an MBA from The Paul Merage School of Business at the University of California, Irvine. She also holds a current Nursing Home Administrator license.
Kristine Delgado
Chief Revenue Officer
Kristine Delgado serves as the Chief Revenue Officer for Clearwater Living. In this role, Ms. Delgado leads the day-to-day sales and marketing operations for Clearwater Living. In addition, she is responsible for advancing the company’s brand, creating the sales culture, and identifying key markets for development.
Prior to joining the Clearwater Living executive team, Ms. Delgado served as the Senior Vice President of Sales and Marketing for MBK Senior Living. Over the course of her career, Ms. Delgado has held various leadership positions including Vice President of Sales and Marketing, Vice President of Operations, and Area Sales Manager, as well as serving the dual role of Corporate Sales Trainer.
Ms. Delgado’s professional background also includes ten years as a Sales Manager and Trainer at CORT Business Services, a Berkshire Hathaway Company. She has provided oversight to more than 100 senior living communities. In addition to successfully pre-leasing apartments while under construction, Ms. Delgado has consistently met and/or exceeded budgeted stabilization goals for the communities she managed throughout the Western United States and Canada.
Ms. Delgado has led intensive training programs and has presented for the America, California, Utah, and Denver Assisted Living Associations in subjects ranging from Business Development and Networking to Sales Management and Operations. She is currently serving on the CALA Education Committee and previously was a part of the Advisory Board for the referral service, A Place for Mom. She studied business and communications at Sacramento State College.


Christopher Hilbert
Chief Investment Officer
Christopher Hilbert serves as the Chief Investment Officer of Clearwater Living. With over 28 years of real estate experience, Mr. Hilbert is responsible for setting the investment structure and strategy of Clearwater Living’s investments and preserving the company’s real estate portfolios.
Prior to joining Clearwater Living, Mr. Hilbert was a co-founder and Chief Executive Officer of 3G Capital Advisors, LLC (“3G”), a boutique real estate debt and equity advisory firm located in Newport Beach, CA. At 3G, he worked with high-net-worth individuals and family offices to develop creative capital structures to improve acquisition and development opportunities. Mr. Hilbert served as the Chief Executive Officer of 3G and Chairman of the Stira Alcentra Global Credit Fund, a global, direct lending fund registered to raise $3.5 billion through a continuous sales offering.
Prior to launching 3G, Hilbert spent over 12 years with Steadfast Companies. Serving in multiple roles, including Director of Acquisitions, President of the Real Estate Group, and Chief Investment Officer, Hilbert ended his tenure as President of the organization.
During his time with Steadfast Companies, Hilbert successfully directed the acquisition, development, and management of over 45,000 multifamily units, growing assets under management from $550 million to $5.5 billion. Under his leadership, Steadfast Companies grew to become the 23rd largest apartment owner and 35th largest management company in the United States.
Mr. Hilbert received his Bachelor of Liberal Arts Degree in History from San Diego State University and Master of Business Administration from Queens University of Charlotte. As a strong supporter of community involvement, Mr. Hilbert served on a development committee and as the Annual Fund Chair at Pacifica Christian High School. In addition, the Hilbert family is an ardent support of the Thomas House Family Shelter, where Mr. Hilbert’s wife Chelsea served on the Board of Directors.
